Abstract

Commercial building is one of the supporting functions in residential areas. The commercial buildings in TB Square were less crowded with visitors and sellers. Based on previous research, it was found that the condition of the predominantly unoccupied buildings has decreased the property value. Property value can be affected by several aspects, namely utility, scarcity, effective demand, and transferability. This paper focuses on the utility aspect that can affect property value. Parameters related to utility aspects include anchor, additional facilities, integration and accessibility, building visuals, and comfort and security. In order to increase the property value from the utility aspect of the commercial building, the author has proposed the concept of creative compound. This study uses the simulation method. The simulation method is accomplished by making the replication or imitation of the existing reality. This aims to get a representation of the creative compound design. The software program to assist this study is Revit software in order to produce both 3D and 2D drawings that represent the designed spatial area. This study has to explore and analyze the existing phenomena to produce a suitable design concept. The concept of creative compound not only accommodates commercial activities, but also other activities. In the process of doing the design, the author focused on improving the utility aspects of property value. By designing a creative compound, it can improve the performance of utility indicators that affect the property value.
